What exactly is a purchase contract review?

Our reviewers read the draft from the buyer’s perspective, examine critical clauses and provide a written risk assessment with specific recommendations for renegotiation before notarisation.

Does the review replace the notary?

No. Article 216 of the Swiss Code of Obligations requires public notarisation of property purchases. The notary must remain neutral and represents neither buyer nor seller. Terralex reviews the contract from your perspective before notarisation. The two services complement each other.

What will I receive?

A written assessment explaining which clauses are standard or favourable, which are critical and what to renegotiate before signing. Full negotiation support includes ongoing written assistance. Personal consultations and direct negotiations are reserved for Premium.

Which properties and regions do you cover?

We primarily support buyers in the canton of Zurich: Zurich city, Limmattal, Goldküste, Säuliamt, Winterthur and Knonaueramt. We review detached houses, condominium apartments, building land and apartment buildings. Enquiries from neighbouring regions are considered individually. We clarify the scope of especially complex transactions in advance.

When should I contact Terralex?

As soon as the notary or seller provides a draft, ideally three to five days before notarisation, so there is time to discuss and negotiate changes.

How quickly will I receive the assessment?

The first written review is provided within 48 hours after confirmation of the engagement and receipt of all documents. Further negotiation steps depend on responses and revised contracts from the other party.

Can you help at short notice?

For particularly urgent cases, such as notarisation in less than 48 hours, contact us directly through the enquiry form. We will confirm availability promptly.

What does the review cost?

Contract check CHF 250, complete purchase review CHF 500, full negotiation support CHF 1'000, Premium purchase support CHF 2'000. All prices are fixed and include VAT.

How long does negotiation support last?

It applies to one purchase within the agreed scope, until completion or abandonment. A different property or substantially new transaction requires a new engagement. Exceptional additional work is agreed in writing beforehand.

Are meetings or telephone calls included?

Only with Premium. The first three packages are handled in writing. Full negotiation support includes responses and revised drafts without a fixed limit on follow-up rounds for the same purchase.

Will my legal expenses insurance pay?

Some property legal expenses insurance policies may cover part of the cost. Please clarify coverage with your insurer before engaging us.

What happens to my data?

Your details and documents are processed in Swiss data centres and used solely to handle your enquiry. No disclosure to third parties. See the privacy policy for details.

How confidential are my documents?

We treat your documents and communication with the team as strictly confidential. Everyone working on your enquiry is bound by confidentiality; processing takes place in Swiss data centres.
